Project Manager

Job Description


Report to the Principal in providing project and construction management services to clients; services include tenant and capital improvement management, budgeting for lease negotiation, bid evaluation for clients, property management training and due diligence inspections and reports. A/E/C industry experience highly desired.


Business Development - Assist in Business Development efforts including the following tasks:

  • Prepare proposals for existing or potential clients

  • Develop general business presentations

  • Distribute company introductory packages as directed by Director of Project Management

  • Participate in industry events as appropriate for business development activities

Construction Management - Provide construction management of tenant and capital improvement projects, including the following tasks:


  • Perform pre-qualification activities for architects, engineers and contractors to provide Tenant and Capital Improvement work

  • Utilize CM Partners Group Project Management policies and procedures to manage the design and construction for Client

  • Maintain financial records to process vendor invoices, track job costs and provide reporting to Client

  • Assume accountability for profitability of projects managed


  • Programming and Design

    • Evaluate and advise with respect to the project's costs, budget and schedule

    • Evaluate and advise with respect to code issues relating to the Project

    • Work with architect and Client to develop project requirements and preliminary design plans

    • Review designs during their development and provide recommendations on feasibility of construction methods and actions related to cost

    • Prepare project budget (hard and soft costs) to be presented to Client for approval

  • Working Drawings

    • Authorize commencement of working drawings upon approval from Client

    • Consult with the project's architects and engineers regarding drawings and specifications as they are being prepared

    • Perform general review of working drawings

    • Submit working drawings to Client for approval

  • Bid

    • Recommend/select contractors for bid

    • Prepare and distribute bid package to selected contractors

    • Attend bid walk and work with architect to prepare Bid Addendums as required

    • Tabulate and analyze bids when received and make recommendation to Client on contractor selection

    • Award contract and process appropriate contracts

  • Construction

    • Review and monitor project's construction schedules and budgets

    • Assist in resolving any field or scheduling issues that arise during construction; consult with architect if contractor requests interpretation of the meaning and intent of drawings and specifications

    • Advise Client of schedule during construction; update this information as necessary

    • Coordinate contractor activities with Client as necessary

    • Schedule and attend construction progress meetings with contractor, architect and Client as necessary to discuss procedures, progress, issues, scheduling

    • Monitor and observe general construction progress and procedures

  • Punch List

    • Coordinate with Client, Contractor and Architect to schedule and perform Punch List Walk- through

    • Monitor and ensure completion of all punch list items identified


  • Administrative

    • Maintain all appropriate documentation relating to all components of the project - budget, contracts, bid process, construction and close-out

  • Financial

    • Track costs of all components of project

    • Review, approve and submit to client all invoices relating to project

    • Maintain cost records during project

    • Review and analyze all change orders during project; make recommendation to Client for approval

    • Provide Final Job Close-Out package to Client at completion of job

Due Diligence Inspections - Perform due diligence and property inspections as directed by client; tasks to include the following:

  • Work with Director of Project Management to develop scope for inspection

  • Create project team of appropriate contractors and consultants to assist in inspection

  • Coordinate with client to schedule all inspection related activity

  • Complete all inspections and coordinate with project team to obtain all required information

  • Prepare inspection report for review by Director of Project Management

  • Submit inspection report to client and meet with client for review

  • Maintain all project records and files as required

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
